What information is needed before budgeting a cleanroom?

A cleanroom budget is only as good as the assumptions underneath it. Here is the information that moves a number from a guess to a usable range.

Most early cleanroom budgets fall apart for the same reason: the number was built on square footage alone. Two rooms of identical size can differ substantially in cost depending on the classification they are designed to support, the air changes required, the equipment inside them, and whether the surrounding facility is empty or running. Before a budget is worth circulating internally, a handful of inputs need to be on paper.

1. The process the room protects

Start with what happens inside. Assembly, packaging, machining, filling, coating, testing, and inspection all place different demands on airflow, surfaces, and layout. Describe the operation in plain language — what enters the room, what people do, what leaves, and what would be considered a defect. The room follows the process; the reverse rarely works.

2. Classification target — or an honest "not yet determined"

Classification drives filtration coverage, air change rates, mechanical equipment, envelope detailing, and gowning sequence. If the target is already set by a customer requirement or an internal standard, say so. If it is not, that is fine and common — it is better to price a range across two candidate classifications than to anchor on a number nobody has validated.

3. Size, height, and geometry

  • Approximate floor area and how it is divided into rooms
  • Clear height required inside the room, and available height above the ceiling for the plenum, ductwork, and services
  • Whether the space is a room inside a building or a freestanding envelope in open plant space
  • Adjacencies: which spaces must connect and which must be separated

4. Environmental requirements you already know

Temperature and humidity setpoints and tolerances, pressure relationships between rooms, and any lighting, vibration, ESD, or noise requirements. Partial information is still useful — a stated tolerance of plus or minus two degrees changes the mechanical scope more than most owners expect.

5. Major equipment and utilities

Equipment lists with rough dimensions, weights, heat loads, and utility needs (power, compressed air, gases, process water, drainage, exhaust) determine how much of the budget is construction and how much is coordination. Equipment that arrives mid-project also determines sequencing: rigging paths and temporary openings are cheaper as a plan than as a change.

6. Facility condition and access

  • Is the building new, existing and empty, or existing and occupied?
  • What is the available capacity of existing power, chilled water, and air handling?
  • What hours are available for work, deliveries, and noisy activities?
  • What areas must remain protected or in production throughout?

7. Schedule drivers and decision authority

A required production date, a customer audit, a lease expiration, or an equipment delivery is often the real constraint. Name it. Then name who signs off on scope, and who signs off on cost. Clear scope and defined responsibility reduce avoidable surprises far more effectively than contingency.

What to expect from a first conversation

With the inputs above, an early discussion can produce a defensible range, a list of the assumptions the range depends on, the questions that would tighten it, and the long-lead items that should be decided first. That is a more useful starting point than a single precise-looking number built on unstated assumptions.
